Housing Cracks, Rates Fall

The idea
I think September's pending home sales drop is the first real crack in housing demand, and that weakness will eventually force the Fed to cut rather than hike again. Rather than bet directly against homebuilders, I built this to own what benefits when rates fall: long Treasuries, rate-sensitive utilities, rental landlords, and a couple of yield REITs, with gold and staples for ballast and a small cash buffer. I'd rethink this if housing data stabilizes or the Fed signals it's staying firmly hawkish.
What it owns
- Long-dated government bonds tend to rise most when rate-cut expectations build. · iShares 20+ Year Treasury Bond ETFIt holds long-dated Treasuries that rise most when rates fall, making it the most direct play on lower Fed expectations., Vanguard Extended Duration Treasury ETFIt holds even longer-dated Treasuries than most funds, so it moves harder when rate expectations change., iShares 7-10 Year Treasury Bond ETFIt holds mid-length Treasuries that gain if the Fed has to stop hiking, with less volatility than longer-dated bonds.30%
- Utilities borrow heavily and pay steady dividends, so their shares tend to rise when rates fall. · NextEra EnergyIt is a big borrower building power plants, so lower rates cut its costs and make its dividend more attractive., Southern CompanyIt pays a steady dividend from regulated power and becomes more attractive to investors when Treasury yields fall., Duke EnergyIt is a regulated utility that trades like a bond for its dividend, tending to gain when rates fall., American Electric PowerIt runs one of the largest power grids and borrows heavily to expand it, so lower rates help both its costs and share price.22%
- When home purchases fall, people keep renting, which supports rent and occupancy for landlords. · Invitation HomesIt is the largest single-family rental landlord, so it benefits when would-be home buyers stay renters instead., American Homes 4 RentIt owns single-family rental homes and gains when people who cannot afford to buy turn into steady renters., Mid-America Apartment CommunitiesIt owns Sunbelt apartments where renters who cannot afford homes keep leases steady and occupancy holds.16%
- Gold and everyday staples hold up when weak housing spreads into a broader slowdown. · SPDR Gold SharesIt tends to do better when real interest rates fall and when economic slowdowns spread., Procter & GambleIt sells everyday staples like soap and diapers that people keep buying when money gets tight., Coca-ColaIt sells cheap, everyday drinks that hold up in spending slowdowns and support the take as ballast.15%
- Long-lease landlords trade like bonds and gain when rates drop. · Realty IncomeIt collects long, fixed rent from retail and warehouse tenants and pays a monthly dividend, trading like a bond when rates move., American TowerIt rents cell tower space on long contracts and carries debt, so falling rates lower costs and lift its value.10%
