The idea
I believe mortgage rates stay elevated for years, since capital keeps chasing AI buildouts and government borrowing keeps long-term yields up, so homeowners with cheap loans stay put and buyers stay priced out. This basket owns the fallout: rental landlords, home-improvement companies, mortgage servicers and insurers, and insurers benefiting from higher yields on their bond portfolios. I spread it across four themes rather than betting on single names, hold some cash, and plan to hold for years unless mortgage rates actually start falling in a sustained way.
What it owns
- When borrowers cannot refinance at higher rates, mortgage servicing fees and insurance premiums persist for years longer than typical market cycles. · Rithm CapitalIt owns mortgage servicing rights that generate fees as long as loans remain outstanding, and rising rates reduce refinancing activity., PennyMac Financial ServicesIt earns ongoing servicing fees on a mortgage portfolio where rising rates keep refinancing activity suppressed., Essent GroupIt collects mortgage insurance premiums that persist longer when refinancing slows and borrowers remain in place., MGIC InvestmentIt earns mortgage insurance premiums that extend as long as underlying loans stay on the books without refinancing.25%
- High mortgage rates price out buyers and extend rental demand, keeping apartment occupancy strong and enabling landlords to raise rents. · Invitation HomesIt operates single-family rental homes leased to households priced out of home ownership by high mortgage rates., American Homes 4 RentIt owns and operates rental homes occupied by renters who would buy if mortgage rates were lower., Mid-America Apartment CommunitiesIt owns apartments occupied by renters who cannot afford mortgages at current rates and need affordable housing., Sun CommunitiesIt provides affordable manufactured home communities as an alternative for households priced out of traditional home ownership.22%
- Homeowners locked into low-rate mortgages choose to renovate their current homes instead of selling and buying, sustaining demand at home improvement retailers. · Home DepotIt sells renovation materials to homeowners who are staying in place and upgrading rather than moving., Lowe's CompaniesIt captures spending from homeowners locked into low-rate mortgages who are choosing to renovate instead of relocate., Sherwin-WilliamsIt sells paint for home refreshes, a low-cost way to improve a home when moving is not financially feasible., Floor & Decor HoldingsIt sells flooring for home renovations, a higher-ticket upgrade choice for homeowners staying in place.22%
- Insurers invest large bond portfolios, and higher long-term yields increase net investment income earned on their float. · ChubbIt invests insurance premiums primarily in bonds, so higher long-term yields expand its net investment income., ProgressiveIt earns both underwriting profits and expanded net investment income when bond yields rise., MetLifeIt benefits from wider spreads between bond yields it earns and the returns it owes to policyholders when long-term yields rise.22%
